The San Diego Union-Tribune recently ran an article highlighting how strong the higher-end and luxury market has been. We agree that the luxury market, particularly along the coastal corridor, remains quite healthy. That said, it's always important to read these types of articles with a critical eye...
The first line of the article reads: "More multimillion-dollar San Diego homes sold in May than ever before."
The article compares sales from 2019 to 2026 using a $2 million price point. Now, I don't want to sound callous, but it's been a LONG time since a $2 million home was considered truly "luxury" in many parts of San Diego.
Using the same price point for a seven-year span following one of the biggest inflationary runs since the 1970s isn't really an apples-to-apples comparison.
The article then goes on to feature several genuinely luxury sales ranging from $14 million to $28 million. While both may technically be "multimillion-dollar" homes, a $2 million property and a $10 million property are not in the same market.
This is where understanding the nuances of the market matters. Headlines can tell part of the story, but the details often tell a different one.
