A Steady, Grinding Market with Fewer Sales & Higher Prices... Your Mid-Summer Update

We hope you had a great 4th of July. San Diego has to be one of the best cities in the country to celebrate the holiday. The beaches, the weather, and numerous firework and drone shows all over town. We spent the day boating on Mission Bay and watching the fireworks at the Mission Bay Yacht Club.
We can always tell when tourists are in town and curious about San Diego real estate, because we see an increase in web traffic and inquiries from Arizona, Nevada, and Texas this time of year, specifically around the 4th of July.
We continue to see a steady, grinding market. We're currently working with a very diverse mix of buyers and sellers, many people are making move ups/downs for life reasons, and we have a lot of second-home clients and relocation activity both in and out of San Diego. Aside from flippers and developers, we're not seeing many pure rental-investment deals right now, since the numbers aren't enticing until rates, prices, and rents become more favorable.

That's a whopping 27.8% fewer sales, while prices are slightly higher, up 2.2%. Properties are selling faster, and sellers are attuned to the market and pricing more effectively.

Quinn has it covered. She has the biggest heart for animals. Over the years, we have tragically buried 3 hamsters...all devastating. So, as we chatted about adopting another, I threw out the idea of fostering.
Today we picked up Margot. She's a sweet, two-month-old, super soft black Syrian hamster whose mother was found in the park in Chula Vista.
Quinn's task is to train Margot to feel comfortable being handled so that she can find her forever family. We opted to foster only 1—yes, only 1, unlike last time when we adopted sister sibling dwarf hamsters 🐹🐹.
Wee Companions is a wonderful local nonprofit that rescues and homes small animals including hamsters, guinea pigs, rats, rabbits, chinchillas, and more. These folks have a true love of animals. What they do for the welfare of some sad rescues is truly amazing. Wee Companions is always looking for fosters, adopting families, volunteers and donations.
Fingers crossed that we can sleep tonight because Margot is happy running on her squeaky wheel.
