We are back from our summer vacation in Japan and hitting the ground running. The summer real estate market has momentum.

We have significant activity with buyers, listings, and several new listings coming up. You can read all the headlines about interest rates, wars, politics, oil prices, and everything else, but the market continues to be remarkably resilient. A healthy balance of buyers and sellers is creating opportunities, and people are making moves.

OUR TRIP TO JAPAN

We kicked off summer with a two-week trip to Japan as soon as the kids finished school. It was an amazing trip and an incredible country to visit. Japan seamlessly blends deep history with modernity and technology.

We visited Tokyo, Kyoto, Osaka, Nara, and Hakone. The size of the cities and the sheer number of people make San Diego feel like a sleepy seaside village. What stood out the most, though, was the culture. The civility, respect, and kindness were incredible to experience. Everything is done with care, precision, and efficiency. Everything!!

We started with a broader search and ultimately laser-focused on a hidden gem of a community in San Diego: Alvarado Estates. This is the type of neighborhood with very little turnover, so it was time to get proactive.

Through our network, we found an off-market option that they ultimately bought. But even before then, we were mailing, emailing, and networking to find anything else that may be available.

Through those efforts, we presented two additional off-market options. In the end, project was much too large, and the other was priced higher than they wanted.

If buyers are working with an agent who only sends MLS listings, they are not playing the game right and are not giving themselves a true chance in this market.
