Buyers Aren’t Taking Time Off

What we are seeing in the MarKet
We have seen new listings slow down a noticeable amount this week. Time will tell if this slowdown is limited to this week or if we see more inventory come online.
Buyers are not taking time off. We already have constrained inventory, so when new listings slow down and buyers keep buying, it doesn't take long for things to get competitive.
We have been very busy with buyers and sellers over the last few weeks. All of the properties we have been pursuing have been in very competitive multiple-offer situations: cash offers, short contingency time frames, short escrows and fast negotiations.
Homes are only on the market for a couple of days, and in some cases, the homes aren't even on the market yet.
Why Representation Matters
In these situations, your agents' network, reputation and experience can make the difference for you. We know the agents well, have done transactions with many of them and know how to move fast.
There are offers and calls at midnight, with flurries of texts and emails flying around as we jump through hoops to pull everything together. When you only have five to ten days for inspections, we need to pull favors and get our team out quickly.
If not, things can get stressful very fast. While the pace is quick, we have great systems and people in place to handle it for you.
We give our amazing clients credit as well. In these recent situations, our clients have taken our advice, followed our lead and made fast decisions.
In real estate, when a home is a very unique asset, hesitation or poor advice can cost your family a great opportunity. We take that seriously.
The hardest thing for clients is chasing something they lost because of a misstep.
Buyers: “Can’t we find another house like XYZ?” Not always.
You wanted a 14-day contingency instead of 10. You risked the home for that when we said we could do it in 10 if that is what we need to do.
We don’t do this to cause stress or pressure. We do it to beat out the other buyer and build confidence with the seller.

30 years...still amazing!
It’s been over 30 years since I last visited Boston and I truly missed this city.
Three weeks ago, I signed up for the Boston 3-Day Walk. No training, no specific fundraising, no travel plans. Now I’m back in San Diego and my heart is full.
I walked...oh boy, did I walk! I think I saw every nook and cranny of this city (the traveling elephants were so cool!).

What's Wrong With the House? It has been a busy week with active escrows. I notice that many people and even some agents think "selling" a house is just about marketing, pricing and negotiating an offer. While all of that is very important, it is just the beginning. There is so much work, skill and finesse that goes into successfully closing a sale. On average, about 20–25% of transactions fall through. While some fallout is expected, we do many things to mitigate and avoid a failed escrow....
It has been a busy week in real estate, and summer is coming to an end. By next week, most schools will be back in session for the new school year. We love the flexibility and looser schedules of summer when it begins, but we are equally ready to get back to our schedule and routine when it ends! I'm sure most parents know exactly what we mean. It has been an adventurous week on our end. Ryan and two friends have been training and planning to climb Mount Rainier for several months. They started Friday morning and reached the summit (14,410 feet) around 6:30 a.m. on Saturday. The entire climb took about 30 hours round trip, covering nearly 20 miles and more than 9,000 feet of elevation.
