Early 2026 Market Momentum + Super Bowl Pool for a Cause
Published 25 days ago • 5 min read
If the current momentum in the market continues as it has over the last two months, 2026 could be a good year for San Diego real estate. In the first three weeks of January, we have four pending or closed sales. All of them have been cash buyers, and three were multiple-offer situations. While this is a small sample of the market, it’s a real-time, first-person snapshot.
We picked five new listings this week. See our commentary below on why we like them.
Tracie is putting a fun spin on her 3-Day Breast Cancer fundraising around the Super Bowl. With this, everyone’s a winner. You can buy squares for the game with a chance to win each quarter.
Here’s how it works:
100 squares total
$30.00 per square, Total of $3,000.00 ($1,500.00 will go to Susan G Komen Fundraising)
$1,500.00 will be given to winners each quarter.
The winnings for each quarter will be Q1 & Q3 ($200), Q2 half time so a little more ($400), Q4 final ($700).
If you would like to buy a square or squares, message Tracie what square for example: Square 1AFC x 1 NFC
Make payment - via Venmo to @Tracie-Kersten and comment which squares in message.
Your square will be confirmed once payment is received. Squares will be prioritized as payment is received.
The numbers you choose are to pick a location on the grid. *The actual AFC/NFC numbers will be randomly assigned the Sunday morning before the game once all squares have been filled*
**If you don't have Venmo, you can pay me directly or we can make arrangements

This great home blends the best of the beach and the ranch. Just east of the freeway, you get the space and feel of Rancho Santa Fe, along with water views and only a few minutes to the beach with easy freeway access. The home sits on over one acre, perched on the hill with views.

This just hit the market and offers a timeless style in the Country Club neighborhood of La Jolla. It has views and great proximity to both the beach and the Village. The location and size make this property very attractive at this price point. It’s a highly walkable neighborhood, with easy access to the Cedros Design District, the beach, Dog Beach, the Del Mar Fairgrounds, and more. This is a great value for a lifestyle property. HOA fees are a reasonable $776 per month.

This is a great second-home option that can be heavily supplemented by vacation rentals. The high-rise allows weekly rentals and offers on-site management. It’s in a prime location in North Pacific Beach, right at the end of the boardwalk. HOA fees are $1,355 per month. Direct ocean views and priced very well.

4385 Orchard AVENUE
Seller Representation | Point Loma
$2,623,000
Another great sale with repeat clients. We helped these clients buy this home over 15 years ago. Since then, they remodeled portions of the property to make it a true pleasure to showcase and sell.
With great marketing and exposure when we listed, even during the holidays, we received a lot of activity and a great offer while several other homes on the market are still sitting.
We gave Quinn a gift certificate to SoCal Mini Pigs for Christmas 2024. Life got in the way and she misplaced the gift certificate so we didn’t get around to going until last weekend.
She’s so happy we waited because the timing was amazing. She held baby goats, played with piglets and of course, because she is a sweet animal lover, bonded with some of the older animals. We got to see the one day old piglets.
I highly recommend taking a few hours to go visit this magical little farm. It’s incredibly charming. The owners are wonderful. They were visitors of all ages. Pay the $25, unplug your phones and enjoy!
"We had dreamed of owning a vacation home in La Jolla for years and had been casually searching for quite some time.
Tracie was incredibly patient throughout the process — never pushy, never rushed us, and always supportive as we figured out exactly what we wanted. When the right property finally came on the market, Tracie moved fast.
She immediately did a video tour for us, stayed in constant communication with the listing agent, and made sure we didn’t miss the opportunity — even from a distance.
Most importantly, she proved to be an outstanding negotiator. Quite honestly, we don’t think this purchase would have happened without her skill, persistence, and strategy.
Ryan was also a huge help, walking us through detailed rental income projections and expense scenarios so we could make decisions with realistic expectations and full confidence.
Beyond their expertise, what stood out most was how personal the experience felt. We always knew we had a team truly looking out for us.
We couldn’t be happier with our La Jolla home and highly recommend Tracie and Ryan to anyone looking for thoughtful guidance and exceptional results. We are very grateful for their help."
After years of affordability challenges, the housing market is entering a new phase of improved affordability, not through a dramatic price correction, but through an extended period of flat home prices, rising incomes, and gradually falling mortgage rates.

If you have worked with us, you know that Tracie is extremely efficient, organized, detail oriented, and manages escrow like a true professional. When we open a new escrow, we are under a tight timeline to perform and protect our clients. We have a current escrow with an out of town buyer. We can handle 90% of a sale for clients who are out of the area. Tracie is managing about 10 inspections, multiple vendors, phone calls, bids, and estimates. Calls with clients, escrow, title, the seller's...
With the warmer weather, the market is behaving more like mid-summer than late winter. There is real momentum right now. In conversations with agents across the coast, most are working with active buyers, but there continues to be limited new inventory coming to market. We’re not seeing prices bid up week after week, but homes are selling and good properties are moving. If interest rates were to come down, this could turn into a much faster-moving market. There is a large group of would-be...
We’ve been BUSY!! We’re incredibly grateful for the trust our clients place in us and for the referrals that continue to come our way. This has been a challenging market for some agents, but we’ve been fortunate to work with exceptional clients who value strategy, communication, and results. That connection is what drives us to fight hard for the best possible outcome every time. We have a great success story below that’s a perfect example of that. We also have some great property picks this...
