How We Manage the Details So You Don’t Have To

If you have worked with us, you know that Tracie is extremely efficient, organized, detail oriented, and manages escrow like a true professional. When we open a new escrow, we are under a tight timeline to perform and protect our clients.

We have a current escrow with an out of town buyer. We can handle 90% of a sale for clients who are out of the area. Tracie is managing about 10 inspections, multiple vendors, phone calls, bids, and estimates. Calls with clients, escrow, title, the seller's agent, and more.

On any given sale, we have contact with about 20 to 40 parties and review hundreds of pages of documents.

Providing the experience and outcome we strive for is a lot more than "selling" a home. It is a very integrated process of managing emotions, expectations, timelines, and legal and financial protection.

We try to tell the story about what we do because from the consumer side, it can be difficult to differentiate one agent from another.

HINT: It is not the biggest ads, bus bench, or billboard. Those promote the agent, not you and not your house.

What we do cannot be distilled into one ad. So we build relationships with clients, vendors, other agents, contractors, lenders, inspectors, and hundreds more. That ecosystem supports us and our clients.

We are a resource you can lean on for just about anything. Just this last week we helped refer clients to a contractor, business broker, short term rental management company, and a trust attorney.

We have some great property picks below as well. Not as many because we are still seeing limited inventory.

Check out the stats below from a national source. You can clearly see San Diego is one of the strongest markets in the country. That is not a lot of inventory or closed sales for a market as big as San Diego.

SUPER BOWL POOL FUNDRAISER - THANK YOU!

A big fat thank you to the people who donated to my Super Bowl Pool Fundraiser benefiting the Susan G Komen Foundation.

We did not sell all of the squares, but we raised $600! Thank you to the winner who donated part of his winnings back to my fundraiser.

I'm now looking for anyone who has a company that will match my donation. Anyone? Anyone?

I appreciate you all.

We have to kick cancer's butt. I am taking dinner to a friend who recently had surgery. Too many people I know have been diagnosed.

Simone and I are also making pink ribbons to donate to the San Diego chapter of Susan G. Komen. If you have some extra time to make ribbons, or have ribbons or safety pins to donate, we will gladly take it all.

"Ryan and Tracie are phenomenal. After 5 months on the market [with a different agent], I hired them, they took over the listing, and magic happened within a week from listing. Through them we had an excellent offer and we closed 3 weeks later. Of course it wasn’t only magic. It was knowledge, hard work, marketing and magic. It was really an amazing experience."

Life always presents milestones that make you realize time is flying by. Last week, our daughter Simone got her driver’s license, and now we’re in the process of helping her buy her first car. She’s done a great job saving from work and babysitting, and we’ll help with the rest, but more importantly, we’re walking her through the process. There are a lot of moving parts. Who to trust. What actually matters. What to avoid. Costs beyond the purchase price. Inspections, insurance, safety, and...

We’re not sure what’s hotter right now… the market or the weather. It feels like summer on all fronts and it’s only mid-March. We’ve closed on some great properties below, have several others moving through escrow, and a few strong ones coming soon. We also highlighted some excellent new listings this week. We’ve been saying it for a while now -- this market has been incredibly resilient, and well-priced homes are selling. The latest numbers from the National Association of Realtors had San...

We skipped our newsletter last week as I was heli-skiing deep in the Caribou Mountains in Canada while Tracie and Kaylee kept our well-oiled real estate machine running smoothly. While it was a pretty bad winter for skiing overall, finishing the season like this was an unexpected bonus. Meanwhile, our endless summer in San Diego continues with amazing weather and sunshine. Sometimes the “sunshine tax” really is worth it. We’ve had a great few weeks working with clients and recently closed...
