From Heli-Skiing in Canada to Closing Escrows in La Jolla & 8 Picks of the Week


We skipped our newsletter last week as I was heli-skiing deep in the Caribou Mountains in Canada while Tracie and Kaylee kept our well-oiled real estate machine running smoothly. While it was a pretty bad winter for skiing overall, finishing the season like this was an unexpected bonus. Meanwhile, our endless summer in San Diego continues with amazing weather and sunshine. Sometimes the “sunshine tax” really is worth it.

We’ve had a great few weeks working with clients and recently closed escrow on two rare properties. One of the things that makes San Diego real estate so unique is the incredible range of homes. Many properties here are custom built to suit the lot, location, and views, which makes this market very different from many others.

If a buyer likes a home, they need to move quickly because many of these properties are truly one of a kind. There is no “model match” coming down the road. You can have a $2M starter home sitting next to a $20M trophy property, and both would be very difficult to replicate.

We also have several great escrows moving along smoothly and are actively searching for opportunities for our buyers. Lately we’ve been doing quite a few walkthrough videos for clients who are out of the area. We record these for active buyers to help them decide whether it’s worth booking a flight to pursue a new listing. It allows us to filter options and help clients know when to move fast and when to sit tight.

These aren’t produced marketing videos — it’s simply us walking through the property and talking about what we see. The good, the bad, and the ugly. Buyers seem to really appreciate getting a true feel for the home this way.

Of the eight property picks below hitting the market this week, six are truly one of a kind. Only the homes on Caminito Del Estio and Coast Blvd might come available again in a similar style, and even then it could be months or years. We estimate that about six of these eight picks will be in escrow within the next two weeks.

The Calumet home may be the best value currently available for oceanfront property in La Jolla. The two homes in Solana Beach on Marsolan and Seabright offer fantastic lifestyle locations within walking distance to everything. And the homes on Valdes and Estrada sit right in the sweet spot for price in La Jolla and both offer great views.

Anyway, when we leave San Diego, Max goes straight to Ashley's house. He starts to shake with excitement as soon as we round the corner...seriously, he starts shaking. Ashley also does doggie day care and behavior training. She's amazing.

This is a photo she sent us on one of his visits (taken by a professional photographer). And she gave us this ridiculously adorable mug for Xmas. We highly recommend Ashley and her team...as long as your dog doesn't take Max's space on the couch or the end of Ashley's bed.
