Our Shortlist: 7 Coastal Homes Worth a Look (Or Two)

As the market heads into the spring selling season, we expect a continuation of the momentum we’ve seen over the past couple of months. We’re seeing a lot of properties go under contract, and the well-priced, well-presented homes are attracting multiple offers. Interest rates have been drifting lower and are primarily in the mid-5% range for most jumbo loans.
So far this year, we’ve seen 23 pending and sold homes over $8 million in San Diego. The vast majority have been in La Jolla, Rancho Santa Fe, Solana Beach, and one in Coronado. The highest sale was an off-market oceanfront property in La Jolla at $22,500,000.
We often joke that searching for homes online is akin to online dating. You can take the photos and descriptions at face value, but nothing replaces seeing the real thing in person. Sometimes you’re pleasantly surprised, and other times you take the Irish exit out the back. In a way, we are your “pre-date screener” to save you time, get you to the good stuff, and make the experience better all around.
We picked seven listings that hit the market this week and added our comments below.
The one on Caminito Del Canto in Sea Point in Del Mar is a home we sold years ago. It’s priced well for the size, views, and location. In this case, the photos underwhelm and don’t do the property justice. The dark dusk shots don’t showcase the home properly. That creates an opportunity for buyers who understand what it is and are willing to see it in person. So many people filter their searches by photos that this home may not get the attention it deserves.
We also featured two condos in the 939 Coast building right at the Cove. Great location, full-service building, amazing views, and a true lock-and-leave lifestyle. We have several clients in this building who love it as a second home. Unit 11B is the fixer, priced accordingly, and Unit 15E is more updated at a higher price point. For clients who want easy, single-story living with a view in a walkable area, this is the spot.
