Our Shortlist: 7 Coastal Homes Worth a Look (Or Two)
Published 3 months ago • 6 min read
As the market heads into the spring selling season, we expect a continuation of the momentum we’ve seen over the past couple of months. We’re seeing a lot of properties go under contract, and the well-priced, well-presented homes are attracting multiple offers. Interest rates have been drifting lower and are primarily in the mid-5% range for most jumbo loans.
So far this year, we’ve seen 23 pending and sold homes over $8 million in San Diego. The vast majority have been in La Jolla, Rancho Santa Fe, Solana Beach, and one in Coronado. The highest sale was an off-market oceanfront property in La Jolla at $22,500,000.
We often joke that searching for homes online is akin to online dating. You can take the photos and descriptions at face value, but nothing replaces seeing the real thing in person. Sometimes you’re pleasantly surprised, and other times you take the Irish exit out the back. In a way, we are your “pre-date screener” to save you time, get you to the good stuff, and make the experience better all around.
We picked seven listings that hit the market this week and added our comments below.
The one on Caminito Del Canto in Sea Point in Del Mar is a home we sold years ago. It’s priced well for the size, views, and location. In this case, the photos underwhelm and don’t do the property justice. The dark dusk shots don’t showcase the home properly. That creates an opportunity for buyers who understand what it is and are willing to see it in person. So many people filter their searches by photos that this home may not get the attention it deserves.
We also featured two condos in the 939 Coast building right at the Cove. Great location, full-service building, amazing views, and a true lock-and-leave lifestyle. We have several clients in this building who love it as a second home. Unit 11B is the fixer, priced accordingly, and Unit 15E is more updated at a higher price point. For clients who want easy, single-story living with a view in a walkable area, this is the spot.
See the rest of the listings on our short list this week and our comments about each below.
Sea Point | Del Mar
12819 Caminito del Canto
3 BD | 2 BA | 1,886 SF
$2,425,000
If you've been dreaming of effortless coastal living, welcome home. This beautifully updated townhome offers 1,886 square feet in the highly sought-after Sea Point community. From here, youre just a short stroll to Torrey Pines State Beach, neighborhood coffee shops, restaurants, and scenic hiking trails
Village of La Jolla
939 Coast blvd #11b
2 BD | 2 BA | 1,937 SF
$3,095,000
There are very few residences that truly feel of the ocean; this is one of them. Unit 11B at 939 Coast is a front-corner oceanfront home where the Pacific becomes part of daily life.
Village of La Jolla
939 Coast blvd #15E
2 BD | 2 BA | 1,774 SF
$3,995,000-$4,149,000
Perched high above the coastline, Residence 15E is a rare corner offering with sweeping southwesterly ocean views from nearly every room — a commanding vantage point over the Pacific and La Jolla’s most breathtaking sunsets.
La Jolla Shores
7911 El Paseo Grande
5 BD | 6 BA | 3,985 SF
$5,385,000
Right in the heart of The Shores, will be a popular home. The Shores is one of the most desirable coastal communities for beach access, walkability, shops, restaurants, and having the La Jolla Beach & Tennis Club right at your doorstep. It’s priced well for the size. To continue the dating analogy, with only four photos, this one leaves just enough to the imagination to make you want to see it in person. Give us a call and we can show you the full story on this home.
Country Club | La Jolla
1420 La Jolla Knoll
3 BD | 5 BA | 4,156 SF
$5,695,000
Makes you wonder why they didn’t lead with the view photo. It’s worth the extra click to see that view in the second image. This is a great location with panoramic views just minutes from the Village. This is the type of home we see a year later with moderate upgrades that becomes a true showstopper.
Beach Barber Tract
257 Playa Del Sur
4 BD | 5 BA | 3,901 SF
$5,795,000
Playa Del Sur in the Beach-Barber Tract is an awesome home in a great location. They did a great job with the modern, masculine style while keeping it very comfortable. A stone’s throw to Windansea Beach, we think this home is priced to sell.
Mission Bay Waterfront
1053 E Briarfield Dr
4 BD | 8 BA | 4,778 SF
$9,495,000
This is a good example of what you can get for your money on the water outside of La Jolla. Tucked away on a small cove off Sail Bay, this home has been completely updated and is hardly lived in. This large, turnkey property offers great value with direct waterfront access. Sit on your patio and watch the tourists go by.
Our baby girl is 16! Simone and I took advantage of the long weekend to enjoy NYC. It was cold! We left late on her birthday, red-eye flights are fun… not fun.
This trip was all about what Simone wanted: shows and a very specific list of food. Hamilton, Heathers, and Six — three really great productions. Chinatown, SoHo, Chelsea. We tried street food and ate delicious meals in Chinatown.
Our hotel was amazing. They upgraded us and even left some extra birthday treats. This was an incredibly special trip for Simone and me. #TheBryantParkHotel
Happy 16th. Daddy and I are so proud of the young lady you are becoming.
And while the cats were away… Ryan and Quinn escaped to Palm Springs for some good old-fashioned warmth and swimming.
The January sales statistics illustrated in this report reflect the very slow holiday market of December and early January when the offers were negotiated: This is why January typically sees the lowest sales volume of the year and very weak standard measurements of demand. These figures are of limited value as indicators of what the new year’s housing market will look like and can be expected to shift rapidly in coming months as listing and sales activity surge.
Escape to your private Tuscan paradise, majestically perched atop La Costa with commanding forever views of the Pacific Ocean. This custom estate is a rare opportunity, offering an unparalleled combination of privacy, luxury, and breathtaking views.

Cotton candy skies and breathtaking views set the tone for this rare offering. Perched high above the homes below, opportunities like this--an expansive half-acre lot with captivating unobstructed panoramic vistas of the ocean, Muirlands, and the Village--seldom come to market.

What a week!! Time is flying by right now. We had a great week with clients on both the buying and selling side. Congrats to our clients on closing on their amazing new construction home right in the heart of Solana Beach. This home offers a lifestyle that is hard to beat. Every home and client move has a story, and this one was a bit of a roller coaster that took months to finalize, with a few twists along the way. In the end, everything worked out, and we know our clients are going to love...
