What a week! Who says it’s slow at the end of the year?

Here’s a snapshot of what we accomplished in the last week: 3 new listings, 2 under contract, 2 closed sales, prepped an upcoming listing, and showed several buyers... plus all the other activities like photos, inspections, private showings, painting/staging, and more. We are ALWAYS working for our clients.

While we have been busy, the market as a whole seems to have some momentum heading into the end of the year. Inventory is creeping down along the coast. The inventory of single-family homes in La Jolla hovered around 110 houses for several months, and as of today there are only 82 on the market. This will pick up in the spring, but buyers are active right now.

We just put this home in escrow with a great buyer and received multiple offers. We executed a comprehensive marketing campaign that included mailers, open houses, broker caravans, an email campaign, social media marketing, presentations at networking groups, print ads, and more.

We also put this home into escrow within the week with great buyers and multiple offers. Again, we executed our comprehensive marketing campaign and were able to secure multiple offers within a short time frame for our clients.

This is an amazing property in a prime location. We know the market and we know values. While the listing was strong, the price was higher than we felt the true value supported.

We were able to negotiate almost 10 percent off the list price while it had only been on the market for about 30 days. This will be a second home for our clients, and they plan to rent it short-term intermittently to help subsidize carrying costs. We connected them with a trusted local contact we work with to provide a rental analysis and handle management.

They now have a fantastic place to stay in the meantime. Without our financial background, experience, and strategy, this may not have come together, and they risked being priced out of their ideal retirement home.
