The Reality of Off-Market Opportunities


With just over a week of school left for most kids in San Diego, summer has arrived. This week, two of our listings just hit the market, and we made a significant price adjustment on our estate in The River Trail — now offered at $4,975,000.

This week, we are featuring eight of the best listings to come on the market along the coast. Don’t miss the full listings and our comments about each property below.

OFF MARKET DEALS - HOW THEY ACTUALLY HAPPEN

There is A LOT of talk about “off-market” opportunities. It’s a broad term that people hear, but what does it actually mean? How does it work?

It’s really a combination of many factors: primarily how your agent does business, the reach of their network, and what they do differently for their buyers. It involves information flow and working with other agents, clients, neighbors, and connected people in the areas our clients are interested in.

Here is a recent example of our work for clients:

We have motivated clients who want to buy in a very specific neighborhood. They have done everything possible to become fully underwritten and approved for financing (not just pre-approved).

They have assets ready and will be decisive if we find the right option. Their target neighborhood only has about 120 homes total. This is the type of neighborhood where you can wait months or even years for the right house, and then you actually have to win it in a negotiation.

They were outbid on an active listing. We then presented them with another great option before it hit the market. But they wanted to explore every possible opportunity. So we sent a strategic direct mail piece to the neighborhood. We use techniques we know increase response rates.

From that one mailer, we uncovered two additional options for them to consider. They ultimately decided to move forward with the original off-market opportunity. However, we successfully increased their potential options from two to four.

We weren’t fishing for listings with imaginary buyers. We actually brought real buyers to the homeowners who responded to our mailer. They met them and toured their homes.

Now, I have two sellers in that very specific neighborhood who would consider selling down the road. They go into a file that I can share with future buyers or trusted agents in the future.

This is only one of several ways off-market deals can happen. Most agents do not do this type of work or leverage their network in this way. You can scan Zillow, but with the right agent, you can immensely increase your opportunities.

Muirlands West
