We’re not sure what’s hotter right now… the market or the weather. It feels like summer on all fronts and it’s only mid-March. We’ve closed on some great properties below, have several others moving through escrow, and a few strong ones coming soon. We also highlighted some excellent new listings this week.

We’ve been saying it for a while now -- this market has been incredibly resilient, and well-priced homes are selling. The latest numbers from the National Association of Realtors had San Diego ranked #1 in the country, with pending sales up 13.5% year over year. That lines up with exactly what we’re seeing day to day.

We were out showing homes yesterday and the question came up… why aren’t there more homes for sale? It really comes down to the math. It’s not just about home prices, it’s all the other financial dominoes that get tipped. Many potential sellers have a low cost basis, locked-in low mortgage rates, and significant capital gains that exceed the $250K / $500K exemption. When you factor in selling costs, capital gains taxes, and resetting property taxes and mortgage rates, it’s a tough equation to justify. It makes lateral moves difficult and keeps long-term owners in place.

Cash buyers and sellers have more flexibility. Sellers over 55 can transfer part of their tax basis, which helps, but large capital gains still keep many people from making a move, or they just convert the property into a rental. In a lot of cases, even a modest 4% return on equity looks better than writing a check for 25–33% in taxes.

This is a dynamic market with a lot of moving parts. It’s not just interest rates, inventory, or price -- it’s the combination of all of it. Every situation is different, but overall it’s created a steady, grinding market. And we don’t see that changing dramatically with any one shift. Even if rates come down, prices could move up, inventory could tighten further, and capital gains become even more of a hurdle.

Buyer competition eased as the median time on market rose to 47 days and the percentage of sales over list price dropped, though cash buyers still made up an estimated 31% of transactions.
