A More Selective Market. Opportunities Still Ahead.

Higher mortgage rates are slowing buyer activity, but the picture varies by location and price point. Compass’s September report shows national pending sales running 4% below last year over the preceding four weeks, while luxury demand remains more resilient and home prices are up 1.5% year over year. Inventory is also growing nationally, giving buyers more homes to consider—though conditions vary significantly by market.

Slower activity doesn’t mean widespread distress. Mortgage delinquencies and foreclosures remain low, and buyers and sellers still have opportunities with the right pricing and strategy.
