The Market Has Shifted... 6 Picks Worth a Look!

This week, we are featuring six new listings that hit the market, which we feel are good opportunities. We also have our listing at 7865 Roseland in La Jolla, which is a very rare offering.

So, what's happening in the market?

We've seen a slowdown and a shift in the market, but there is some balance. In the coastal markets this week, we're seeing about 20–25 new listings per day and a similar number going into escrow and closing each day. So while sales are fewer, new listings and sales activity are still fairly balanced. It's just a slower market than we've had for a while.

Buyers are present. They're just being a lot more careful about what they're willing to pay. And price is the big variable.

Of the six featured homes below, our favorites that we toured this week are 351 Fern Glen and 6621 Neptune Place.

The home on Fern Glen is turnkey, with very nice style and design in a great location. This will be a popular home with buyers, and I don't think it will last long.

The home on Neptune has a unique style that may not appeal to everyone, but for those who like this type of design, it's a great option for an oceanfront home across from Windansea Beach. This is a great location, and the home is priced well. It's likely historic, which comes with some restrictions and benefits.

7865 Roseland Dr

La Jolla

4 BED | 4 BATH | 3,733 SF MAIN HOUSE | 1,034 SF DETACHED STRUCTURE | .839 ACRES

***$6,900,000***

Tucked away at the end of a private driveway and held by the same family for more than six decades, this legacy estate on a 0.839-acre lot is one of La Jolla's best-kept secrets, now available for the first time in generations.

This home needs to be experienced in person to truly appreciate its unparalleled views, charm, and potential.

Our listing at 7865 Roseland continues to stand out as a rare offering in La Jolla, especially at its new price of $6.9 million.

It's not often you find nearly an acre of usable land, panoramic coastal views stretching from the La Jolla Beach & Tennis Club to Scripps Pier, and this much potential in one property.

The home has been in the same family for over 60 years, and the setting is truly special. With a private driveway, multiple outdoor living areas, and a large, relatively flat lot overlooking La Jolla Shores, the possibilities here are hard to replicate.

Whether you envision updating the existing home or creating an exceptional coastal compound, Roseland offers something increasingly difficult to find in La Jolla.

The views. The land. The location. The potential.

If you haven't taken a closer look, now is a great time to do so.

La Jolla Market Update: The Price Has to Be Right

There are buyers in the market, but they're paying attention to price!

According to the latest Altos Research data, 38% of active single-family listings in La Jolla have experienced a price reduction. Meanwhile, the median asking price sits at $5,095,000, with homes spending a median of 102 days on the market.

What does that tell us? Buyers have options, and they're not in a rush to overpay.

The market is moving, but pricing and positioning are more important than ever. Homes that are priced appropriately and marketed effectively can still generate strong interest.

Thinking about selling? Let's talk about what these numbers mean for your home and how to position it to stand out.

I Was Silver. Now I'm Gold.

Gold Commitment status, that is!

I received Gold status with this San Diego walk, having personally raised over $31,000 throughout the years. With Ryan's walk (back in 2006) and the girls' Youth Corps participation, I (yes, I am taking all the fundraising credit) have raised over $41,000.

I really, really, really want to hit the $33,000 mark personally this year, which means raising another $2,000. Next year, I want our family to hit $50,000 combined.

Thank you to everyone who has supported me through this. I see families thriving after a diagnosis because of new treatments. I meet people who have undergone years of treatment, and each and every one of them impresses me. I meet parents whose young adult children have received a diagnosis, and I see how they get through it as a family with the help of the latest treatments.

Susan G. Komen changes lives. This is why I raise money, and this is why I walk.

We Got a Gal! Meet Paula.

Our longtime cleaner, Alicia, has been with us for almost 20 years. She's currently visiting her sick mother, so Quinn has been filling in to make a little extra cash. And while Quinn does a pretty good job for $60, we needed a little something more.

Enter Paula!

This lady is great. Paula has cleaned real estate properties for us over the years, and oh my goodness, she can work miracles.

At one property, Stanley Steemer quoted $2,000 to clean the travertine floors (some of the worst I had ever seen, truly gross). Paula tackled the job for $500, and the floors looked brand new! The owner was so impressed that they generously tipped her extra.

Paula is available for last-minute cleanings and regular housekeeping. She's responsive by text, works incredibly hard, and really knows how to get the job done.

Now, I have to be careful recommending our favorite service providers because they get so busy they don't have time for my own house! Case in point: Kevin, our handyman. I still have plenty of repairs at home waiting for his attention.

But I genuinely want to support the people who do such great work for us.

And here's a fun connection: Paula scrubbed our recent Park Row listing from top to bottom—the one that just sold for $750,000 over asking!

Need a great cleaner? Message me for Paula's contact information!

WHAT A WEEK!!! The news and noise cycle is enough to drive someone crazy. This week, we finished with elections, saw interest rates ease, oil prices decrease, and a lot of volatility in the stock market. These conditions make both buyers and sellers a little more cautious when making real estate decisions. But the reality is, there is always a market, and people are always buying and selling for personal and lifestyle reasons. Where one buyer may sideline their search due to uncertainty,...

THE PRICE IS RIGHT...OR IS IT? Selling homes is a dynamic experience. Markets change, sentiment shifts, and our job is to advise and adjust to meet the market so buyers and sellers can come together. Buyers are out there, but the price needs to be within striking distance to prompt them to make a move. With that said, we have some great clients who understand this and are taking action. A MILLION REASONS TO TAKE ANOTHER LOOK Our amazing listing at 7865 Roseland Dr. just had a $1 MILLION PRICE...
