New in La Jolla: 1385 Park Row + This Week’s Picks
Published 2 days ago • 5 min read
This week with Ryan & Tracie
If summer is technically over after Labor Day, this weather has definitely overstayed its welcome. If you’re in Florida and used to this kind of weather, it might be time to move to San Diego, where this is the anomaly and not the norm.
For the weekend, we escaped to Lake Pend Oreille in Idaho to celebrate a friend’s 30th anniversary. It was an active few days of boating, rain, dancing and karaoke.
Back home, things have been busy on all fronts. You can see some of what we’ve been working on below, along with the six properties we’re featuring this week.
We also just launched a very nice new listing at 1385 Park Row in the heart of La Jolla Village. We expect this to be a hot property given its prime, walkable Village location.
Open houses will be held this Saturday and Sunday from 9:00 AM–12:00 PM.
Call us today to schedule a private showing, or stop by and see us this weekend.

15823 The River Trail
The River Estates | Rancho Santa Fe 5 BED | 4 BATH | 4, 087 SF | 1.89 ACRES Just Sold $4,880,000 Seller Representation
Congrats to our clients on the sale of their home in River Trail Estates of Rancho Santa Fe. This home required time, effort and numerous showings to find the right buyer. But when that buyer came through the home, we had a feeling they might be the one.
When representing sellers of a home like this, we attend every showing so we can properly present the property and answer questions. We are also assessing the buyer and the buyer’s agent, asking questions, taking notes and watching closely. After years of doing this, you develop an intuition about how a sale may transpire.
Are there red flags? Is there hesitation? If it’s a couple, are both fully on board? Have they written other offers or cancelled previous escrows? This is where experience really matters. Beyond getting the best price and terms, we want to find the best buyer,
the one with the highest probability of closing escrow smoothly. When this buyer came through the home, we saw "the look" and were able to share that, along with a lot of other information, with our sellers when negotiations began.

These clients are amazing people who followed our advice in a highly competitive situation and ultimately won a great family home. It was a brand-new listing with multiple offers, late-night whirlwind negotiations across different time zones, a 14-day escrow and just 10 days for contingencies. We had to move very quickly.
Our team of inspectors and lenders pulled out all the stops to help us get it done. Even with the fast timeline, we conducted extensive due diligence to protect our clients every step of the way. We had also worked with the listing agent before and had a great rapport with her, which really helped us position both ourselves and our clients well with the seller.

What we are seeing in the MarKet We have seen new listings slow down a noticeable amount this week. Time will tell if this slowdown is limited to this week or if we see more inventory come online. Buyers are not taking time off. We already have constrained inventory, so when new listings slow down and buyers keep buying, it doesn't take long for things to get competitive. We have been very busy with buyers and sellers over the last few weeks. All of the properties we have been pursuing have...
What's Wrong With the House? It has been a busy week with active escrows. I notice that many people and even some agents think "selling" a house is just about marketing, pricing and negotiating an offer. While all of that is very important, it is just the beginning. There is so much work, skill and finesse that goes into successfully closing a sale. On average, about 20–25% of transactions fall through. While some fallout is expected, we do many things to mitigate and avoid a failed escrow....
It has been a busy week in real estate, and summer is coming to an end. By next week, most schools will be back in session for the new school year. We love the flexibility and looser schedules of summer when it begins, but we are equally ready to get back to our schedule and routine when it ends! I'm sure most parents know exactly what we mean. We have been writing and negotiating several offers this week, managing our active escrows and listings, and working on a couple of great new listings...
