Off Market Sales: Finding Opportunities Before They Hit the Market

MARKET UPDATE We are on a roll right now and loving it. We really enjoy helping clients navigate this market and have been working equally with both buyers and sellers.
Interest rates ticked up this week. Since markets had already priced in an interest rate raise from the Fed, today’s announcement was handled in stride by the markets.
In addition to our own listings, we are featuring five new listings hitting the market this week. We have three great view homes under $3 million.
Our top pick is 7755 Ludington Place. This classic ranch home sits on a large, private lot with panoramic views. It has a lot of potential and is priced to sell. We would not be surprised to see this one get bid up higher.
It does have some height and view restrictions, so it would not be a developer/rebuild opportunity, but it could still be an amazing home and a great value.
OFF-MARKET SUCCESS IN LA JOLLA
One great success this week was helping a client close on an off-market opportunity in La Jolla.
We had been working with them to find a home in La Jolla for a while when we got word of an opportunity that was exactly what they were looking for. Since they were out of town that day, we rushed over to the home and recorded a personal walking video.
We do these regularly for out-of-town buyers. These are not the polished, promotional videos we use to sell homes. They are narrated walking tours where we point out the good, the bad and the ugly. We are very honest and transparent so our clients can get a true impression of the home.
We delivered the video to them within the hour and submitted a full, clean offer a few hours later.
Of course, in this market, it is never that easy.
They received another offer the next day, putting us in a multiple-offer situation. We secured the property even though we were competing against another offer that included an escalation clause. That is a topic for another time.
But because of our speed, relationships and communication, our clients got a really great home they likely would not have secured if they had been passively waiting for new listings to hit the market.
