Market Update: Steady Momentum Into the Holidays

We’re heading full speed into the holidays, and interestingly, business and sales are picking up momentum. As expected this time of year, new listings are tapering off, but buyers are still very active.

Over the last seven days, across the five core coastal zip codes from Point Loma to Cardiff, we saw:

  • 35 new listings
  • 29 homes go into escrow
  • 40 closed sales

That’s a healthy balance, even though the overall volume is low for such a large area across all price points.

We pulled eight notable listings from this week, each with something unique to offer across different neighborhoods and price ranges. Here’s our quick take on each one:

  • 835 Cathy — A great entry-level, turnkey coastal home. Priced very well.
  • 15102 Sun Valley — Lots of land and space; feels rural and private while still close to the freeway and the beaches.
  • 302 Prospect — Hands down the best value for a condo in the Village.
  • 2551 Via Viesta — Excellent view and size for this price point.
  • 7725 Whitefield — Charming home on a beautiful street with ocean and canyon views.
  • 6887 Avenida Andorra — Spacious, single-story, fully updated home in a quiet neighborhood close to the Village.
  • 3039 Dumas — Another great entry-level coastal option—similar to Cathy, just farther south. Well-priced.
  • 3828 Riviera — Waterfront, single-level condo with over 2,000 sq ft in a small complex with low HOA fees. Ideal second home or vacation rental.

A Heartfelt Thank You

Thank you all for your support during the 3-Day Walk last weekend. It was quite the adventure... rain, wind, floods, and plans changing by the minute. But in the end, it was a great experience for an incredibly meaningful cause.

When you see how many lives are touched by breast cancer, and the community that shows up year after year to support this event, it leaves a real impact. We’re grateful for your encouragement, donations, texts, and calls.

The San Diego Walk raised $6.5M this year! The family was fully involved - girls in Youth Corps and Ryan delivered treats and anything else we needed (dry clothes mostly) to us every day. Uncrustables were my 3 Day kryptonite (not the same as the OG peanut butter sandwiches... seasoned walkers, you know what I'm talking about). We raised $4,712.37 (Tracie) $998.60 (Simone) and $1,068.60 (Quinn).
