Time flies by—life goes on, and people are always making moves.

Life always presents milestones that make you realize time is flying by. Last week, our daughter Simone got her driver’s license, and now we’re in the process of helping her buy her first car. She’s done a great job saving from work and babysitting, and we’ll help with the rest, but more importantly, we’re walking her through the process.

There are a lot of moving parts. Who to trust. What actually matters. What to avoid. Costs beyond the purchase price. Inspections, insurance, safety, and understanding the terminology. It’s a big step, and it comes with a mix of excitement and uncertainty.

In many ways, it’s no different than what we guide clients through every day in real estate. The stakes are higher, the numbers are bigger, but the process is similar. It’s emotional, it’s nuanced, and it requires clarity and good decision-making. If we can navigate this with a 16-year-old, we can certainly help you with your next move, and we will be much more objective!

On the market side, we’re seeing some very strong opportunities come up. We’ve highlighted five properties below with full details. One thing that continues to stand out is how dialed-in buyers are right now when it comes to value.

We can see it directly through traffic on our website. Certain homes get immediate attention, others don’t. For example, 6021 Vista De La Mesa, listed at $4,250,000, is a 2 bedroom, 2,289 square foot home on a 7,573 square foot lot in one of La Jolla’s most desirable neighborhoods. Inventory in this pocket is extremely limited, and it’s priced well. The data shows buyers recognize that.

It’s also a good reminder of something we often say: cast a broad net. A home like this may not check every box on paper, but it offers flexibility. There’s potential to reconfigure, expand, or adapt the space over time. If your criteria are too rigid, you risk overlooking opportunities like this.

At a parent open house in the fall at the girls' school, the head of school spoke about a former Country Day student who found his passion for Merino wool. Long story short, this former student created a mens athleisure wear brand that incorporates Merino for a fresh, no-sweat feel close to the skin with a wonderful appearance on the outer layer (AvalaClothing.com).

Their company is the first carbon negative clothing brand. Of course I had to buy a pair of the shorts for Ryan to try out. The blue is so pretty and the fabric is buttery soft. He is quite picky about his fabrics nowadays since he wears the other well known athleisure brands 24/7 so the bar was high. Ryan really likes his Avala shorts, especially for yoga. If you don't know already, Ryan does yoga like 65 times/week (exaggeration) but he goes all thet time. It's a post COVID thing. Anyway, he says these shorts are great, he really likes them.

I met Justin (Avala owner) at a Country Day local brands small business fair. We had some fun conversation about his product, vision and life. I really want to see Justin and Avala succeed. Please take the time to visit this local SoCal company's website, buy some items and support a young local startup.

** Note: Justin works with his mom...how special is that???

6424 El Camino Del Teatro

$4,260,000 | Represented Seller

Congrats to both our seller and the buyer on this incredible single-story panoramic view home in La Jolla.

This was one of those dream transactions. Seller, buyer, agents on both sides — everyone aligned.

Every sale has its own flow and energy. This one was smooth from start to finish. The buyer was the perfect fit for the home. The seller achieved strong price and terms. We worked through every detail together.

Real estate doesn’t always feel like a true “win-win.” Sometimes that phrase gets thrown around. This time, it genuinely was.

6817 Vianda court

$3,600,000 | Represented Buyer

This is a dream come true story. Our buyers decided to move from the snowy, cold East Coast to sunny San Diego where they can take advantage of the year-round sun and all the benefit it offers for outdoor adventures.

They had been watching this property for months before they visited. Of course, we always go look at a handful of others in the neighborhoods they think might be a fit.

As the saying goes “You have to kiss a lot of frogs before you find your handsome prince”, this is what they had to do. We saw many beautiful homes (not really frogs) but Vianda was their handsome prince (or Mediterranean Spanish resort style Princess).

The March 2026 National Market Report highlights a continued shift in the housing market, with the median sales price remaining essentially flat (+0.2% YoY) while the supply of listings increased by nearly 5% year-over-year. Buyer competition eased as the median time on market rose to 47 days and the percentage of sales over list price dropped, though cash buyers still made up an estimated 31% of transactions.

We’re not sure what’s hotter right now… the market or the weather. It feels like summer on all fronts and it’s only mid-March. We’ve closed on some great properties below, have several others moving through escrow, and a few strong ones coming soon. We also highlighted some excellent new listings this week. We’ve been saying it for a while now -- this market has been incredibly resilient, and well-priced homes are selling. The latest numbers from the National Association of Realtors had San...

We skipped our newsletter last week as I was heli-skiing deep in the Caribou Mountains in Canada while Tracie and Kaylee kept our well-oiled real estate machine running smoothly. While it was a pretty bad winter for skiing overall, finishing the season like this was an unexpected bonus. Meanwhile, our endless summer in San Diego continues with amazing weather and sunshine. Sometimes the “sunshine tax” really is worth it. We’ve had a great few weeks working with clients and recently closed...

We are writing offers for clients this week and guess what? We are competing against multiple offers. The market is sitting in an interesting equilibrium right now. Inventory is tight. Buyers are active. Good properties are selling with multiple offers at reasonable prices. The difference is buyers are willing to pay a fair price for a quality home, but they are far less inclined to stretch 10–15% over market value. That dynamic is keeping prices steady, even in competitive situations with...
