More Listings, More Opportunity: 6 Picks and 1 Diamond in the Rough
Published 6 days ago • 5 min read
We are seeing the seasonal shift play out as expected. Inventory is picking up as we move through spring and into summer, and with that comes more opportunity and more choice for buyers.
This week we’re highlighting a very unique property along with a new listing we just brought to market in River Trail Estates in Rancho Santa Fe. It’s a true resort-style estate with just about every amenity you would want, set within a gated community that offers both convenience to the freeway and walkability to local schools. It checks a lot of boxes for buyers looking in that pocket.
We pulled together six properties this week, all very different in terms of style and who they are going to appeal to. You’ll see everything from modern and contemporary to Spanish, along with what we would call a true “diamond in the rough.”
The Diamond in the Rough 526 Genter Street – La Jolla | $1,800,000
Take a look at the photos. This is one of those properties that, if you’re not familiar with La Jolla, might not immediately make sense. For those who understand the market, this is exactly the type of opportunity people wait for.
Prime location, larger lot for the area, and RM-2 zoning. The value here is in the land. There are multiple ways to approach this—developer play, investment hold, or a second home project where the lot itself provides a level of downside protection.
Four of the other homes we’re featuring are in Del Mar, ranging from an entry-level opportunity on Calais Drive to a true entertaining-focused property on Nob Avenue.
In La Jolla, there’s also a brand new construction in North La Jolla with east-facing views that is worth a look.

A sweeping private drive sets the stage, where hand-laid tilework, sun-warmed stucco, and a richly finished custom garage door hint at the artistry within.

We’ve been working with these clients for several years, and the timing has always been a bit of a moving target with school schedules and travel. We’ve seen a number of homes together, but nothing ever quite lined up the way it needed to.
When September came on the market, it immediately stood out as a true contender. It checked so many of their boxes: close to the kids’ school, a large yard for sports and play, move-in ready condition, the right amount of living space, nicely remodeled, and within a price point that made sense for them. The property did receive multiple offers, but we were able to put together a strong position and ultimately secure it.

We’ve been having a lot of the same conversations with agents lately, and there’s a clear theme: most of us have more qualified buyers than we do homes that actually fit what they’re looking for. As is often the case, about 20% of the agents are doing the majority of the business, and we’re all in regular contact—sharing information, comparing notes, and trying to match opportunities for our clients. While we are seeing new listings come on as we move into the selling season, inventory is...
Life always presents milestones that make you realize time is flying by. Last week, our daughter Simone got her driver’s license, and now we’re in the process of helping her buy her first car. She’s done a great job saving from work and babysitting, and we’ll help with the rest, but more importantly, we’re walking her through the process. There are a lot of moving parts. Who to trust. What actually matters. What to avoid. Costs beyond the purchase price. Inspections, insurance, safety, and...
We’re not sure what’s hotter right now… the market or the weather. It feels like summer on all fronts and it’s only mid-March. We’ve closed on some great properties below, have several others moving through escrow, and a few strong ones coming soon. We also highlighted some excellent new listings this week. We’ve been saying it for a while now -- this market has been incredibly resilient, and well-priced homes are selling. The latest numbers from the National Association of Realtors had San...
